THIS WARRANTY DEED, Made the 23rd day of January, A.D. 19b~, by
MILTON J. ftOSENAU and BLANC}iS ROSENAU, his wife, hereinafter called the
grantor, to ROBTRT R. PHIFER and MARGARET M. PHIF~R, his Kife, whose
postoffice address is
hereinafter called the grantee:
(Wherever used herein the terms "grantor" and "grantee" include
all the parties to this instrument and the heirs, legal repre-
sentatives and assigns of individuals, and the successors and
assigns of corporations)
WITNTSSETH: That the grantor, for and in consideration of the sum
of $10.00 and other valuable considerations, receipt whereof is hereby
acknowledged, hereby grants, bargains, sells, aliens, remises, releases,
conveys and confirms unto the grantee, all that certain land situate in
St. Lucie County, Florida, viz:
Commencing at the Nortfivest corner of the Tract of Land on
Causeway Island eacepted from the description for "Declaration
of Abandonment", from the United States of America to Fort
Pierce Financing and Construction Company, as the same is re-
corded in Deed Book 152, page 3~0, of the Public Records of
, St. Lucie County, Florida; run thence South 130 1~7' West 155•29
feet to the North right-of-xay line of State Road AlA (Seaway .
Drive thence along the North right-of-rray line--of State ftoad
AlA run on a circular curve concave to the South of a radius of
766.$ feet and a central angle of 5~ 4$', ?7•9 feet; thence
South ?0° 1$' East along the North right-of-xay line of State
Road AlA, 172.1 feet to an iron pipe marking the Southeast corner
of the John Stenroos propertp auid the Reference Point of the tract
here in described;
From said Reference Point continue Easterly alcng the North-
erly right-of-waq of State Road AlA 115 feet for point of beginning;
thence continue Easterlp along said North right-of-way line for a
distance of 60 feet; thence turn and i~un in a Northerly direction
to a point on the North Shore of Causeway Island and Indian ftiver
141~ feet East of that point on said River Shore xhich bears North
13 47' East at a distance of 247 feet from Reference Point; thence
meandering the North Shore of Causeway Island and Indian River,
run Westerly 52 feet moie or less to a point on said River Shore
- which is 92 feet East of that point on said River Shore which
bears North 130 4?t East at a distance of 247 feet from the Refer-
ence Point• thence Southerly along the East line of Elmer Book's
property 2~6 feet more or less to the Point of Beginning.
TOGETHER WITH ALL RIPAR.IAN AND LITTORAL RIGHTS.
(GRANTEES ASSUME AND AGREE TO PAY First Mortgage to CITIZENS FEDERAL, O.R.Bk 146,

belonging or in anpwise appertaining.
TO HAVE AIiD TO HOLD, the same in fee simple forever.
AND the grantor hereby covenants with said grantee that the grantor
i~ lawfully seized of said land in fee simple; that the grantor has good
right and laxful authority to sell and convey said land; that the grantor
hereby fully warrants the title to said land and Kill defend the same
against the laxful claims of all persons whomsoever; and that said land is
~ free of all encumbrances, except taxes accruing subsequent to December 31, _
