PHIFER and MARGARET M. Drive thence along the North right-of-rray line--of State ftoad AlA run on a circular curve concave to the South of a radius of 766.$ feet and a central angle of 5~ 4$', ?7•9 feet; thence South ?0° 1$' East along the North right-of-xay line of State Road AlA, 172.1 feet to an iron pipe marking the Southeast corner of the John Stenroos propertp auid the Reference Point of the tract here in described; From said Reference Point continue Easterly alcng the North- erly right-of-waq of State Road AlA 115 feet for point of beginning; thence continue Easterlp along said North right-of-way line for a distance of 60 feet; thence turn and i~un in a Northerly direction to a point on the North Shore of Causeway Island and Indian ftiver 141~ feet East of that point on said River Shore xhich bears North 13 47' East at a distance of 247 feet from Reference Point; thence meandering the North Shore of Causeway Island and Indian River, run Westerly 52 feet moie or less to a point on said River Shore - which is 92 feet East of that point on said River Shore which bears North 130 4?t East at a distance of 247 feet from the Refer- ence Point• thence Southerly along the East line of Elmer Book's property 2~6 feet more or less to the Point of Beginning. TOGETHER WITH ALL RIPAR.IAN AND LITTORAL RIGHTS.
