~ IN THE EVENT OF FAIWRE of the said parties of the second
part to make any of the payments, or any part thereof promptly
s! on the dates specified, or fail to perform any of the covenants
i{ on their part hereby made and entered into, this Agreement shall,

f~ at the option of the party of the first part~ be forfeited and

terminated, and the parties of the second part shall forfeit all
payments made by them under this Agreement; and such payments

f+ shall be retained by the said party of the f ir st part in full

~ satisfaction and liquidation of all damages by them sustained;

and the said party af the first part shall have the right to
re-enter and take possession of the premises aforesaid without
~i being liable therefor to any action. The parties of the second

part are given the express privilege of making two or more paymen s
on any installment due date without pen~lty, but the making of
such additional payments shall not extend the time of the next
. .

i~ IT IS MUTUALLY AGREED by and between the parties hereto

! ~ that the time of each payment shall be an essential part of this
~i contract and that all covenants and agreements herei~n contained

shall extend to and be obligatory upon the heirs, executors,
~ administrators and assigns of the arespective parties.
