THIS WARRANTY DEED, Made and executed the 8th day of January
i9 68 , by DONALD L. SI~PHARD. AS TRUSTEE, and JEROME A. SIMONS, AS TRUSTEE,
hereinafter called the Grantors, to ~s. Gloria Angeloff Calla
whose postoffice address is 2313 Mura Drive
Augusta, Georqia
hereinafter called the Grantee:
WITNESSETH: That the Grantors for and in consideration of the sum of
$ 10.00 , and other valuable considerations, receipt whereof is hereby
acknowledged, b~? these presents does grant, bargain, sell, alien, remise, re-
lease, convey and confirm unto the grantee, all that certain land situate in
St. Lucie County, Florida, viz:
Lot(s) numbered 6 , Block numbered 102 , Unit numbered 9
LAKEWOOD PARK, according to the Plat thereof recorded in Plat Book 11
page 27 , Public Records of St. Lucie County, Florida.
TOGETHER with all the tenements, hereditaments and appurtenances thereto
belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the Grantors hereby covenant with said Grantee that they are lawfully
seized of said land in fee simple; that they have yood right and lawful author- i
ity to sell and convey said land; that they hereby fully warrant the title to
said land and will defend the same against the lawful claims of all persons
whomsoever; and that said land is free of all encumbrances.
This conveyance is made subject to the following conditions and restrictions
which shall be construed as covenants real running with the land to wit:
l. Subject to existing easements, if any and to easements shown on the sub-
division plat.
2. Subject to restrictions of record recorded in Deed Book 242
at Page 477 , Public Records of St. Lucie County, Florida.
3. Subject to taxes for the year 1967 and subsequent years.
