In the event of f~ilure of ths said partias of the aeeond pArt to
make an1 of the papaent, or any p~rt thereaf or fa il to permorm any of

to the remedies hereinbefore accorded to the first pertfea, this
contrsct ah~ll, at the option of the partiea of the Pirst p~rt, be
f forfeited •nd terminated, aod the p~rtiea of the aeeond part ahall
forf~it all payments m~dm by them under thia contr~ct; and auch p~~-
ments ahall be retained by the s~id partiea oP the first part in full
