by SARAH SCHI~IEIDTR, widow of Sam Schneider, deceased, residing at ` j

Grantor, to SOL SCHI~iEIDER, whose address is 10922 New Hampshire }
Avenue, Silver Spring, Maryland, hereinafter called the Grantee: ;
WITNESSETH: That the Grantor, for and in consideration of :
the sum of Ten Dollars ($10.00) and other valuable considerations,~~
' receipt whereof-is hereby acknowledged, does hereby grant, bargain;,
• sell, alien, remise, release, convey and confirm unto the said
Grantee, all tlzat certain land situate in St. Lucie County, Florida,

plat on file in Plat Book 11, page 5 of the public
records of St. Lucie County, Florida.
BEING the same premises conveyed to Sam Schneider, by Deed dated
December 23, 1960, and recorded March 21, 1961, in O.R. Book 6
at page 253, St. Lucie County, Florida.
TOGETHER with all the tenements, hereditaments and appurtenances ~

TO HAVE AND TO HOLD the same in fee simple forever. _

~AND the Grantor does hereby covenant with said Grantee that the
Grantor is lawfully seized of said land in fee simple; that the
Grantor has good right and lawful authority to sell and convey t
I said land; that the Grantor hereby fully warrants the title to said ~
land and will defend the same against the lawful claims of all >
persons whomsoever; and that said land is free of all encumbrances, ~
except taxes accruing subsequent to December 31, 1960. Subject to =

oil, gas and mineral lease recorded in Deed Book 186, at page 49 ~
of the public records of St. Lucie County, Florida. But in the ~
event that oil or other minerals are ever found under aforesaid ;
property, all royalties will belong to Grantee. Subject also to }
