Together with all structures and improvements now and hereafter on said land, and fixtures attached thereto,
and all rents, issues. proceeds, and profits acccuing and to accrue fram said premises, all of which are included
within the focegoing description and the habendum thereof; also all gas, steam, electric, water, and other heating,
cooking, refrigerating, lighting, plumbing, ventilating, irrigating. and power systems, machines, appliances, fix- ~
tuces, and appurtenances, which now are or may hereafter pedain to, or be used with, in. or on said premises. even
though they be detached or detachable.
~ TO EIAVE AND TO HOLD the same, together with all and singular the tenements, hereditaments and appurte-
Y nances thereunto belonging or in anywise appedaining, and the reversion and reversions, remainder ot remaindecs,
~ rents. issues, and profits thereof. and also all the estate, right, title, interest, homestead, dowet and right of
dower, separate estate, possession, claim and demand whatscever. as well in law as in equity, of the said mort-
~ gagor in and to the same. and every part theceof, with the appnrtenances of the said mortgagor in and to the same.
~ and every pact and parcel thereof unto the said modgagee in fee simple.
~ And the mortgagor hereby covenants with the mortgagee, that he is indefeasibly seized of said land in fee
simple; that he has full power and lawfut right to convey the same in fee simple as aforesaid; that it shall be law- ~
~ ful for the modgagee, at all times peaceably and quietly to enter upon. hold. occupy, and enjoy said land, and every '
pad thereof; that the land is and will remain free from all encumbrances; that said mortgagor will make such further ~
~ assurances to prove the fee simple title to said land in said mortgagee as may be reasonably required, and that
