THIS WARRANTY DEED, Made and executed the 13th day of February,
19 68 , by DONALD L. SHEPHARD, AS TRUSTEE, and JEROME A. SIMONS, AS TRUSTEE,
hereinafter called the Grantors, to Chartes B. Overly, arid Rose E. Overly

WITNESSETH: That the Grantors for and in consideration of the sum of
S 10.00 , and other valuable considerations, receipt whereoE is hereby
acknowledged, by these presents does grant, bargain, sell, alien, remise, re-
lease, convey and confirm unto the grantee, all that certain land situate in
St. Lucie County, Florida, viz:
Lot(s) numbered 36 , Block numbered 139 , Unit numbered 11
LAKEWOOD PARK, aecording to the Plat thereof recorded in Plat Book 11 '
paqe 32 . Public Records of St. Lucie County, Florida.
TOGETHER with all the tenements, hereditaments and appurtenances thereto
belanging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the Grantors hereby covenant with said Grantee that they are lawfully
sei2ed of said land in fee simple; that they have goad right and.lawEul author-
ity to sell and convey said land; that they hereby fully warrant the title to
said land and will defend the same against the lawful clai.ms of all persons
whomsoever; and that said land is free of all encumbrances.
This conveyance is made subject to the following conditions and restrictions
which shall be construed as covenants real running with the land ta wit:
1. Subject to existzng easements, if any and to easements shown on the sub- ~
division plat.
2. Subject to restrictions of record recorded in Deed Book 247 ~
at Page 57 , Public Records of St. Lucie County, Florida. `
3. Subject to ta~ces for the year 19 6'7 and subsequent years.
