property, the terms of this Lease ahall remain in full force and effect
and be binding upon the Buyer.
4. This Lease ahall be aesignable by LESSE~ and any Assignee
of LESSEB shall hold said premises under the terms and conditions of this
Lease, except that the monthly rent due from Assignee shall be ONE HUNDRED,
TWENTY-FIVE ($125.00) DOLLARS per month, rather than the ONS HUNDRED
($100.00) DOLLARS per month required of LESSEE. In the event of assign-
ment of this Lease by LESSEE, all obligationa of the LESSEE under the
terms of this Lease, other than accrued rent due at the time of assignment,
shall be terminated.
5. LESSEE shall have the option to cancel this Lease at any
time from thirty (30) days written notice to LESSOR. In the event that
LESSEE shall elect to cancel this Lease as herein provided, he shall be
relieved of all obligations forever, other than any accrued rent due at
the t iine of cance l lat ion.
\ 6. LESSOA shall have the right of ingress and egress through
and across the above described property for the purpose of reaching his
property located to the rear of the property hereby leased.

~E 7. T'he LESSOR shall pay all taxes or assessments which may

be levied against the above described property. The LESSOR and LESSEB
shall each be responsible for insuring their respective interest in the
above described property. The LESSOR shall be responsible for,the upkeep
of the exterior of the premisea, including the roof, and the LESSEE shall
be responsible for the npkeep of the interior of the premisea.
~ The I.ESSEE will make no unlawful, improper or offenaive use

~ of the premises and will peacefully deliver up said premises at the end

~ of said term. LESSEE will make no alteration or additions and will not
reraove or transplant any trees or bushes without LESSOR'S consent.
~ In the event the premises are canpletely deatroyed by fire

~ or other hazard, this Lease ehall at the option of the LESSEE be ter-
