The mortgagee may collect a"late charge" not to exceed two cents (2`) for earh dollar (=1) of each payment more than fifteen (15) days in anears to cover the eutra expease involved ia handling delinquent payments. 3. That if the total of the peyments made by the modgagor under (b) of paragRaph 2 preceding shall exceed the amount of payments actually made by the mortgagee, for ground rents, taxes and assessments and insurance premiuros, as the case may be. such excess shall be credited by the mortgegee on subsequent peyments to be made by the mortgagor. If, however. the monthty payments made by the matgagor under (b) of paragreph 2 pre- ceding shall not be sufficient to pay ground reats, tazes and assessmants and insurance premiums, as the case may be;'when the same shatl become due and payable, thea the matgagor shall pay to the modgagee any amount necessary to make np the deficiency, on at befoce the date whea peyment of such ground cents, taxes, assessments, or insurance pcemiums shall be due. If et any time t6e moctgagor shall tender to the mortgagee in accordance with the provisions of the note secured hereby, full payment of the eatire indebtedness represented thereby, the mort- gagee shall, ia compnting the amount of such indebtedness, credit to the account of the modgagor all paymeats made under the pravisions of (aJ of paragRaph 2 hereof which the matgagee has not become obligated to payto the Secretary of Housing aad Urban Development and any balance remaining in the funds accumulated under the provisions of (bJ of said pacagraph 2. If there shall be a default under any of the provieions of this morEEgege. re- svlting in a pablic sale. of the pcemises covered ~ereby, or if the mortgagee acquires the propedy othecwise after default, the mortgagee shall apply, at the time of the commencement of such proceedings or at the time the prop- erty is othe~rise acquired, t6e belance then remaining in the fnnds accumulated under (6) of paragraph 2 precediag as a credit ageinst the emount of principel then reawiniag unpaid under said note and shall properlyadjust any payments which shalt have beea made under (aJ of said paragraQh. 4.
