THIS WARRANTY DEED, Made and executed the 15th day of March
19 68 , by DONALD L. SHEPHARD, AS TRUSTEE. and JEROME A. SIMONS, AS TRUSTEE, .
hereinafter called the Graritors, to James P. O'Connor
whose postoffice address is 45 Elebron Avenue
Lansdowne, Pennsylvania
hereinafter called the Grantee:
WITNESSETH: That the Grantors for and in consideration of the sum of
$ 10.00 , and other valuable considerations, receipt whereof is hereby
acknowledqed, by these presents does grant, bargain, sell, alien, remise, re-
lease, convey and confirm unto the grantee, all that certain land situate in
St. Lucie County, Florida, viz:
Lot(s) nwabered 15 , Block numbered 63 , Unit numbered 6
LAKEWOOD PARK, according to the Plat thereof recorded in Plat Book 11
page 7. Public Records of St. Lucie County, Florida.
TOGETHER with all the teneme:~ts, hereditaments and appurtenances thereto
belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the Grantors hereby covenant with said Grantee that they are lawfully
seized of said land in fee simple; that they have good right and lawful author-
ity to sell and convey said land; that they hereby fully warrant the title to
said land and will defend the same against the lawful claims of all persons
whomsoever; and that said land is free of all~'encumbrances.
This conveyance is made subject to the following conditions and restrictions
which shall be construed as covenants real running with the land to wit:
1. Subject to existing easements, if a~ny and to easements shown on the sub-
division plat. ;
2. Subject to restrictions of record recorded it~ Deed Book 257
~ at Page 472 , Public Records of St. Lucie County. Florida.
3. Subject to taxes for the year 19 67 and subsequent years.
IN WITNESS WHEREOF the Grantors hav caused these presents to be executed
and have hereunto affixed their hands seals. -
