5. If any payment provided for in that note is not paid within 3C~ daya after it becomes
due, or if any agreement in this mongage other than the agreement to make the paymencs is
breached, the entire unpaid principal balance of that note shall immediately beoome due at the
option of the Mortgagee and the Mortgagee may forrclose this mortgage in the manner pmvided
by law, and have the mortgaged property aold to satisfy or apply on the indebtedaess hereby
secut+ed.
6. The rents and profits of tht martgaged property are also herehy mortgaged and if pro-
ceedings to forecloae this mortgage shall be instituted the court having jurisdiction thereof should
appoint a receiver of the mortgaged property and apply thvae reats and profits to the indebtedness
hereby secured, regardless of the solvenry of the Mortgagor or the adequary of the security.
