5. If any payment provided for in that note ia not paid within 30 days after it becomea
due, or if any agreement in this mortgage other t.han the agreement w make the paymenta is
breached, the entire unpaid principal balana of that note ahall immediately beoome due at the
option of the Mortgagee and the Mortgagee may forectose thia mortgage in the manner providcd
by law. and have t6e mortgaged property aold to satisEy or apply on the iadebtedness hereby
secured.
6. The rents and profits of the mortgaged property are also henby mortgaged and if pro-
ceedings to foreclose this mortgage shall be instituted the eourt having jurisdiction thereof should
appoint a receiver of the mortgaged property and apply those renta and profits to the indebtedness
hereby secured, regardless of the solvency of the Mortgagor or the adequacy of the security.
