THIS WARRANTY DEED, Made and executed the 24th day of May
1968 , by DpNALD L. SI~PHARD, AS TRUSTEE, and JEROME A. SIMONS, AS TRUSTEE,
hereinafter called the Grantors, to Walter J. Wierzbicki
whose postoffice address is 54 GlenmooYe Drive
East Haven, Connecticut_ OfiS12
hereinafter called the Grantee:
WITNESSETH: That the Grantors for and in consideration of the sum of
$ 10.00 , and other valuable considerations, receipt whereof is hereby ~
acknowledged, by these presents does grant, barqain, sell, alien, remise, re-
lease, convey and confirm unto the grantee, all that certain land situate in
St. Lucie County, Florida, viz: .
Lot(s) numbered 17 , Block numbered 167 , Unit numbered 12A
LAKEWOOD PARK, according to the Plat thereof recorded in Plat Book 11
page 35 , Public Records of St. Lucie County, Florida.
TOGETHER with all the tenements, hereditaments and appurtenances thereto
belonging or in anywise appertaining.
TO HAVE AND 4"O HOLD, the same in fee s unple forever.
AND the Grantors hereby covenant with said Grantee that they are lawfully
seized of said land in fee simple; that they have good right and lawful author-
ity to sell and convey said land; that they hereby fully warrant the title to
said land and will defend the saane aqainst the lawful claims of all persons
whomsoever; and that said land is fxee of aIl encumbrances.
This conveyance is made subject to the followinq conditions and restrictions
which shall be construed as covenants reaZ running with the land to wit:
l. Subject to existing easements, if any and to easements shown on the sub-
division plat.
2. Subject to restrictions of record recorded iri Deed Book 248
at Page 144 , public Records of St. Lucie County, Florida.
3. Subject to taxes for the year 19 67 and subsequent years.
