IN ADDITION TO THE COVENANTS HEREINAPf~R SET OlJT TNE MORTGAGEE AND MORTGAGORS COYENANT AND AGREE THAT: (T) The MORTGAGOR herein shall make within N.A, days of the due date, the payments called for in the PT~A~ mo?tgage now encumbering this property, to the MORTGAGEE herein at offiae or some other place as designated by the MORTGAGEE he~ein. (2) The MORTGAGOR herein shall pay within 30 days of the due date all pehinent charges for fire and windstorm insu~ance, all ad valorem city and/or county taxes, any special improvement asseuments and any other specia( governmental assessments or charges. (3) If the MORTGAGOR herein do not make the payments on the N.A. mortgage , the fire and windstorm insurance premiums and governmentsl taxes or special assessments as thsy come due, as well as the payments called for in this mortgage deed, then the MORTGAGEE herein can at option make thase payments, adding said payments made to the balance due he~eunder. If any one or all of the aforesaid payments remain unpaid for a period of 7 days or more, then the MORTCAGEE can at option, without further notice declare the balance due under this mortgage due and payable in full at once and forthwith place the matter in the hands of an attorney for oolfection or enforcement. In this event all costs incurred will be chargeable to the balanoe due under this mortgage. (d) The MORTGAGOR herein shall not further encumber this property except by obtaining WRITTEN per- mission of the MORTGAGEE herein and any attempt to do so without this written permiuion wil) be null and void. ~ The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinance the first mortgage now encumbering this property at any time deemed desirable by tfie MORTGAGEE herein. The pro- ceeds of the said refinancing shalt be apptied against tha unpaid balance dve hereunder. (6) The MORTGAGOR herein will be at the request of the MORTGAGEE herein acknowledge, in writing, the existence of this mortgage and the amount still due thereon on a estoppel form provided for this pur- pose by the MORTGAGEE . Failure on the part of the MORTGAGOR to comply with, perform, or abide by any of the agreements, stiputstions, conditions and covenanK as set forth above in section: 1, 2, 3, 4, 5, b, empowen the MORT- GAGEE herein, at his option, to declare the entiro balanae due hereunckr, ro be due ar~d psyable at once without notice.
