ali other indebtedness or liability that may in the future become du~~,
owing or outstanding from the Mortgagor to the Mortgagee within lg_
years after execution hereof however the same may be or may have becn
contracted, evidenced or accrued; and that these presents shall secure
all such indebtedness or 1ia~~lity not exceeding the maximum principal
amount of s35,000,00, plus interest, including all other amounts due or
to become due he,reunder as herein specifi~d;.
2, To pay a11 taxes, assessments, levies, liens and encwabrances
of every kind and nature on said property and upon this mortgage and
note and the monies secured hereby promptly when~due and before delin-
quency thereof. Receipt showing payment of such taxes, assessments,
levies, liens and encumbrances shall be delivered to the Mortgagee be-
fore the same become delinquent and upon failure thereof the Mortgagee
may order a search of the public records to determine the true status
of the title to said property, the cost of such search to be at the Mort-
gagor's expense and secured by these presents.
3. To pay all costs and expenses incurred or paid by the Mortgagee
in collecting the indebtedness hereby secured or in enforcing or protect-
ing the rights and security of the Mortgagee hereunder, including rea-
sonable attorney's fee if placed in the hands of an attorney, whether
collected by foreclosure or otherwise.
4. To keep all buildings and structures now or hereafter erected
upon the mortgaged premises, as well as~tne furniture, furnishings,
equipment, goods, chattels, and personal property therein, constantly
insured against all loss or damage by fire, windstorm or tornado and
water damage, and such other insurance as the Mortgagee may require in
such manner, for such amounts, and in such company or companies as may
be required or acceptable to said Mortgagee. All said policies and re-
newals thereof s~a~1'~ntain standard mortgagee-clauses with or without
full contribution as the Mortgagee shall require, and in such form as
shall be satisfactory to the Mortgagee, by which any loss or damage
under said policies shall be payable to the Mortgagee as her.~ interest
may appear. All policies and renewals thereof shall be paid in full, de-
posited with the Mortgagee, and all renewals shall be delivered to said
Mortgagee not less than ten days prior to the expiration of such poli-
cies.
S, It is further covenanted that the Mortgagee may (but shall not
be obligated to do so) advance monies that should have been paid by
Mortgagor hereunder in order to protect said prvperty or the lien or se- !
curity hereof, and Mortgagor agrees without' demand to forthwith repay ~
such monies, w~ch amount shall bear interest from the date so advanced ~
until paid at the rate of nine (9$) percent per annum and shall be con-
sidered as so much additional indebtedness secured hereby; but no pay-
ment by the Mortgagee of any such monies shall be deemed a waiver of the ;
Mortgagee's right to declare the principal sum due hereunder by reason ~
of the default or violation of Mortgagor in any of its covenants here-
under.
6. The Mortgagor further covenants to keep said property and the
buildings now located ~hereon or hereaft~r to be ~rected thereon in
good repair and to permit, commit or suffer no waste, impaiiment or de-
terioration thereof, and to comply strictly with all laws and govern-
mental regulations and rules affecting said property or its operation.
7. It is further covenanted and made of the essence hereof that
in case of default for 30 days in the payment of any sums of money to
be paid hereunder by the Mortgagor or in the performance of any of the
covenants herein on the part of the Mortgagor ~o= be performed, then it
shall be opLional with the Mortgagee to consider a11 unmatured indebted-
ness or liability secured hereby , including any additional sums here-
after advanced and secured hereby, and accrued interest thereon, as im-
mediately due and payable, without demand and without notice or declara-
tion of said option, and the Mortgagee shall have the right forthwith
to institute proceedings to enforce the collection of all monies secured
hereby including the right to foreclose the lien hereof. i
