2. In caae of failure of the said party of the second part to make any of
tha payRents or any part thereof, or to parfor~ any'of the covanants on their
part hereby rade and entered into, this contract shall, at the option of the ~arty _

of the firat part, be forfeited and tersinated, and the party of the second part
shsll then forfeit alI paya~ents that have been made on thia contract; and such
payvents shall be retained by the said party of the first part in full satisfaction
and liquidation of all damages by her austained, and the said party of the first
part shall have the right to re-enter and take possession of the premises aforesaid
Wit~out bein~ liable to aa~? action therefor.

3. To pay all and ai~gular the costs, charges and eapenses, including attorney's
fees, reasonably incurred or paid, at aaq time by the said first party, her heirs,
legal representatives or assigna, because of the failure on the part of the said
second party, their~heirs, legal representatives or assigns, because of the failure
on the part of the said second party, their heirs, legal representativas or assigns,
to perforu, comply aad abide bq each and every of the stipulations,.agreements, con-
ditions and covenanta as herein set out. -

4. If any of the said sua~s of nwney herein referred to be not promptly and fully
