~ IN A~DITION TO THE COVENANTS HEREINAfTER SET OUT THE MORTGAGEE AND MORTGAGORS

" y COYENANT AND AGREE THAT:
r~ (1) The MORTGAGOR herein sha!! make within ~ days of the due date, the payments called
for in the j~t mortgage now encumbering this property, to the MORTGAGEE herei~ at
its office or some other place as designated by the MORTGAGEE herein.
(2) The MORTGAGOR herein shall pay within 30 days of the due date all pertinent cha~ges for fire and
' a wir~dstorm insurance, all ad valorem city and/or tounty taxes, any specia( improvement assessments and any
" other sp~cial governmental assessments or charges.

~ Z ;3) If the MORTGAGOR herein do not make the payments on the lst morigage , the fire and
, Z windstorm insurance premiums and government~! taxes or special assessments as they come due, as well as
the payments called for in this mortgage deed, then tfie MORTGAGEE herein can at its
i ~ ~ption make these paymenis, adding said payments made to the balance due hereunder. If any one or all of
~ ths aforesaid payments remain unpaid for a period of 7 days or more, then the MORTGAGEE can at its
~ optian, without further notice declare the balance due under this mortgage due and payable in full at once
f~ and forthwith place the matter in the hands of an attorney for collection or enforcement. In ihis event all
costs inc~rred wiil be chargeable to the bafance due under this mortgage.

(4) The MORTGAGOR herein shaH not further encumber this properry except by obtaining WRITTEN per-
mission of the MORTGAGFE he!ein and any attempt to do so without this written permission will be null
and void.
{5) The MORTGAGOR herein wil) at the request of the MORTGAGEE herein, refinance the first mortgage
now encumbering this property at any time deemed desirable by the MORTGAGEE herein. The pra
ceeds of the said refinancing shalf be applied against the unpaid batance due hereunder.
(6) The MORTGAGOR herein will be at the reqvest of the MORTGAGEE herein acknowledge, in writing,
the existence of this mortgage and the amourtt stil! due thereon on a esfoppel form provided for this pur-
pose by the MORTGAGEE . -
Failure on the part of ihe MORTGAGOR to comply with, perform, or abide by any of the agreements,
stipulations, conditions and covenants as set forth above in sections 1, 2, 3, 4, 5, 6, empowers the MORT-
GAGEE herein, at hi3 option, to declare the entire balance due hereunde~, to be due and payabte at onoe
without notice. Failure of the MORTGAGEE herein, to exercisa this option at any time shall not constitute a
wa;ver o! the right to exercise this optio~ at some late~ time.
(8) The MORTGAGOR further agree that this mortga9e constitutes the entire contract between the par-
t~es hereto, that they have ~ead the p.ovisions of this mortgage and the note it secures and that they are aware
of their right to have the~r own attorney examine said mortgage together with the said note it secu~es and
edvite them as to it.
