THIS WARRANTY DEED. Made and executed the 3rd day of J~11y '
19 68 , by DONALD L. SHEPHA2D, AS TRUSTEE, and JEROME A. SIMONS, AS TRUSTEE,
hereinafter called the Grantors, to Terence T. Richardson, and Teresa
Richardson, his wife

hereinafter called the Grantee; '
WITNESSETH: That the Grantors for and in consideration of the sum of
$10.00 , and other valuable~considerations, receipt whereo£ is hereby
acknowledged, by these presents does grant, bargain, sell, alien, remise, re- ~
lease, convey and confirm unto the grantee, all that certain land situate in
St. Lucie County, Florida, viz:

LAKEWOOD PARK, acCOrdi:~g to the Plat thereof recorded in Plat Book 11
page 48 , Public R~cords of S~. Lucie County, Florida.
TOGETHER with all the tenements, hereditaments and appurtenances ~hereto
belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the Grantors hereby covenant with said Grantee that they are lawfully
seized of said land in fee simple; that they have good right and lawful author-
ity to sell and convey saic~'1and; that they hereby fully warrant the title to
said land and will defend the same against the lawful claims of all persons
whomsoever; and tha~~said land is free of all encumbrances.
This convevance is made subject to the following conditions and restrictions j
which shall be construed a~ covenants real running with the land to wit;
1. Subject to existing easements, if any and to easements shown on the sub-
division plat.
2. Subject to restrictions of record recorded in Deed 8ook 252 ,
at Page 239 , Public Records of St. Lucie County, Florida. ~,~,/S
3. Subject to taxes for the year 1967 and subsequent years.
