SUBJECT, HOWEVER, to a reservation unto the Trustees
of The Internal Improvement Fund of the State of Florida,
and their successors, title to an undivided three-fourths
of all phosphate, minerals and metals, and title to an un-
divided one-half of all petroleum that may be in, on or
under the above described land, as describ~d in deed from
Trustees of Internal Improvement Fund on file in Deed Book
281, at pages 535- 536, public records of St. Lucie County,
Florida; and FURTHER SUBJECT to the following:
(1) Applicable ordinances or other governmental regula-
tions for zoning and control of use of subject property;
(2) Such physical conditions as would be disclosed by an
accurat~ survey or inspection of the above described land;
and
(3) Taxes for the current year.
TOGETHER, with all the tenements, hereditaments and appurtenances
thereunto belonging or in anywise appertaining. ~
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the grantor hereby covenants with said grantee that the grantor
is lawfully seized of said land in fee simple; that the grantor has good right
and lawful authority to sell and convey said land ; that the grantor hereby
