That l~brtgaqor ahall at all times w~rk~ prune, cultivate, ferti- lize, spray~ dust; care for and maintain in a huebandlike manner accord- ing to the nast agproved ntiet~ode of culture all of the grove and orchard trees now on said premises or hereafter planted thereon, and ahall protect said groves and orcharde against loss or damage by fire by ma~kinq _ and maintaining p_roper fire breaks in and around said groves and orcharda in a good and workmanlike mannerf and in 'the event that the m~rtqagor sls 11 default in the perfozmance of any of the proviaiona of thia paragraph the mortgagee may, without notice or demand ask for and obtain the appointment of a receiver for the protection and manageaent of 9aid aecurity or may remedy such default+ and carry out and perform all of the obliqations of the nuortgagor hereunder at the cost and expense of the mortgagor and pay the cost thereof, and the m~rtgagor hereby agreea immediately to repay to the mortgagee on demand any eums so paid, with" interest thereon from the reapectiy~e dates of euch payments at the eame rate as specified in the note aecured hereby~on t~e principal thereof after ddault and maturity, and all aums paid by the mortgagee with interest shall be a part of the indebtedness secured be reby and in default of im~nediate repayment thereof by.the mortgagor the whole indebtedness secured hereby shall at the option of t2~e mortgagee become due and payable forthwith without notice.
