The Purchasers shall be per~itted to go into poasesaion
of the property covered by thia Agreement on the date of ita exe-
cution, and shall asaume all liability Por inaurance, tazea, aasesa-
oents and aaintenance from and after that date. The Purchaaera
agree to maint~in the exterior and interior of all buildings in
good condition and to maintain fire and e=tended coverage inaur-
ance on the buildinga in an amount of not lesa thari the balance
due Vendora under this Agreement or the maximum inaurable value
of the property, Mhichever is less.
Required documentary stamps to be placed on the Deed aha11
be paid for by the Purahasers.
The time of payme~t shall be of the essence and in the event
of anq default in payment of any part of the purchase money aa and
Mhen it becomes due or in the performance ot any other obligationa
aasueed by the Purchaaera in this Agreement, and in the event that
the default shall continue for a period of Pifteen (15) daya, th~n
the Vendors may consider the Mhole oP the balance due under thia
Agreement as.immediateYy due and payable and colleatibl~, or the
Vendora may rescind this Agreement, retaining the cash conaidera-
tion paid for it as liquidated damagea, and this Agreement then
shall become null and void.and the Vendora ahall have the right to
re-enter and take poasession of the prea~iaea aforeaaid xithout be-
ing Ziable to any aation therefor. In the event that it 1a necea--
aary for the Yendors to enforce this Agreement bq forecloaure pro-
ceedings or otherMise, all costs of thoae proceedings, including
a reasonabl~ ~ttorney'a fee, shall be paid by the Purchasera. !
