THIS WARRAZ~i'Y DEED, made the ay of J'une, 1968,
by I3LIZABBTH M. TYL$R, survivinq spouse and unremarried widow
of Franklind W. Tyler, deceased, hereinafter called the gran-
tor, to WILLIAM F. WiLL$S, whose post office addreee is: P.
O. Box 309~ Fort Pierce, Florida, hereinafter called the qran-
- tee:
~WITNSSSBTH: T'hat the Grantor, for and in considera-
tion of the eum of $10.00 and other valuable considerations,
receipt whereof is hereby acknowledqed, hereby grants, bar- .
gains, sells, aliens, remiaes, releasea, conveye and confirms
unto the qrantee, all that certain land situate in St. :.~.~cie
County, Florida, to wit: -
Beginning at a stake in Weat line of South
Second Street- thence in a aoutherly direc-
tion 40 feet with said street to a stake at
intersection of said street and $aster Avenue;
thence with north side of said avenue in a
westerly dirertion to a stake in line of right
. of way of Florida East Coast Railway Company;
thence with said right of way in a northerly
~ direction 40 feet more or less to a stake;
thence in an easterly direction, by a line
parallel to said line alonq said Avenue, to
the beginning, and being 40 feet in width at
all points, subject to any variance cauaed by
' angle at which'said right of way runs; said
lot being a part of the land.in the City of
Fort Pierce conveyed unto Fleming by Edmiston
by deed dated March 5, 1917, in Deed Book 33, -
page 170, of the public records of St. Lucie
County, Florida.
TOGET~R, with all the tenements, hereditaments and
appurtenances thereto belonginq or in anywise appertaininq.
TO ~iVE AND TO HOLD, the same in fee simple forever.
AND the grantor hereby covenants with said grantee
that the grantor is lawfully seized of said larbd in fee
simple; that the grantor has good right and lawful authority
to sell and convey said land; that the grantor hereby fully
warrants the title to said land and will defend the same
against the lawful claims of all peraons whomsoever; and that
said land is free of all encumbrancea, except taxes accruing~
aubsequent to December 31, 1967.
