purehase priee of said premises shall be $11,500.00, payable in the
following manner:
Les~a~ agree to assume that eertain mortgage to J. S.
Glea~on, Jr., as Administrator of Veterans Affairs, ~
dated April 7th, 1965, recorded in Offieial Reeord
Book 85, page 245, St. Lucie County Records, having
a present balance of , and to pay the
balance of the purchase priee in cash at time of
closing.
And the said Lessee eovenants wifih the said Lessor tc~ make no
unlawful, improper or offensive use of the premises; not to assign
this lease or to sublet any part of said premises without the written
consent of the Lessor; and to quit and deli~ter up said premises at
the end of said term in as good condition as they are now (qrdinary _
' wear and damage by the elements only excepted). And the said Lessee _
hereby covenants and agrees that if default shall be made in the
payment of the rent as aforesaid, or if the said Lessee shall violate ~
any of the eovenants of this lease, then said Lessee.shall beeome a
tenant at sufferance, hereby waiving all rig2it of notiee, and the
Lessor shall be entitled immediately to re-enter and re-take possession ,
of the demised premises.

It is mutually agreed by and between the Lessor and the Lessee -
that if the Lessee shall pay the rent as herein provided, and shall
laeep, observe and perform all of the other covenants of this lease by
it to be kept, performed and observed, the Lessee shall and may, peaceably
and quietly, have, hold and enjoy the said premises for the term aforesaid.
The Lessor and Lessee further eovenant and agree that the Lessee may
have the option to renew this lease for another year on the same terms
and eonditions by giving the Lessor thirty (30) days notiee of their
intention to renew on or before the expiration date of this lease.
