No lot or parcel shall be used for other than residential purposes, except on that part which is presently zoned for business purposes. No building shall be erected, altered, placed or premitted to remain on any lot other th~n one which has the written approval for its desi~?n by Briargate Corporation, Sheraton Plaza Development Company, or its/their designated agent. Such approval shall not be arbitrarily withheld. If such approval or rejeetion shall not be forthcominQ within 30 days the plans shall be deemed approved. 2. No structure of a temporary character, trailer, tent, shack, garage, barn or other outbuilding shall be used thereon at any time as residence, either tem~orary or permanantly, except that which ma_y have the expressly written approval of Briargate Cor- poration or its designated agent. 3, ivo accessory building shall be erected on anv lot orior to the construction of the dwelling. No fence, wall, hedQe or shrub olantings, or trees which obstructs sight Iines at elevations between two and six feet above roadways shall be placed or premitted to remain on any corner lot in said development within the triangular area formed by the street property lines and a line-connectin~ them at points 25 feet from the intersection of the street lines. Similar limitations shall apply on any lot within 10 feet from the intersections of a street property line with the ed~e of a driveway pavement. Fences shall be neat and attractive in appearance, of a type which will enhanee rather than detract from the neighborhood appearancez and shall be re~ularly ,and ' properly maintained. , ~ 5. No lot shall be used or maintainQd as a dumpimg around for ~ rubbish or trach. Garbage or other was~e shall be kent in sanitar_y containers and out of public sight. Such shall be removed by the lot owner or by a County franchised garbage collector. All incinerators and other equipment for the stora~e - and disposal of such material shall be keat in a clean and sanitary condition. 6. ~to noxious or offensive activity shall be carried on upon any lot, nor shall anything be done thereon which may be or might become an annoyance or nuisance to the neiohborhood, nor ; shall any animals, livestock or poultry of an_y kind be raised, ~ bred or kept on said proper~y except that dogs, cats or house- hold pets may be kept, provi.ded that they are not kept, bred or maintained for any commercial purpose. All lots shall be kept neat, clean and landscaped, and not permitted to ~ro*.~ up in an unsigh~ly manner. The developer of said develonment, or it/their agents, reserves the right to remove and detroy ~ tall grass, undergrowth and weeds from said property, and shall charge the cost of same to the owner of said property. 7. No commercial vehicles above 314 ton may enter the develop- ment for other than delivery of goods. No vehicles ma_y be placed on blocks for repair for more than two weeks. No sign of any kind shall be disolaye~l to publis view on any ~ot excevt one of not more than two square feet in area for ; purpose of advertising the property for sale or rent.
