~ IN ADDITION TO THE COVENANTS HEREINAFTER SET OUT THE MORTGAGEE AND MORTGAGORS ~
~ COVENANT AND AGREE THAT:
~ (1) The MORTGAGOR herein shall make within 7 days of the due date, the payments called -
for in the lst mortgage now encumbering this property, to the MORIGAGEE herein at
its offioe or some other place as designated by the MORTGAGEE herein.
(2) The MORTGAGOR herein shall pay witfiin 30 days of the due date all pertinent charges for fire and
windstorm insurance, all ad valorem ciry and/or county texes, any special improvement assessments and any
other special governmental auessments or charges.
(3) If the MORTGAGOR herein do not make the payments on the 18t mortgage , the fire and
windstorm insuranoe premiums and governmental taxes or special asseuments as they aome due, as well a:
the pnyments called for in thia mortgage deed, then the MORTGAGEE herein can at it8
option make these paymenta, adding said payments made to the balanoe due hereunder. If any one or all of
the aforesaid payments remain unpaid for a period of 7 days or more, then the MORTGAGEE can at its
opYron, without fu~ther n~tioe declare the balanoe due under this mortgage due and payable in full at once
and forthwith plaoe the matter in the hands of an attorney for collection or enfotoement. In this event ail
cosri incurred will be chargeable to the balanoe due unde~ thi: mo~tqa~e.
(4) The MORTGAGOR herein shall not further encumber tfiis property except~ by obtaining WRITTEN per-
mission of the MORTGAGEE herein and any attempt to do so without ehis w~itte~ permiasion will be null
and void.
The MORTGAGOR F~erein will at the request of the MORTGAGEE herein, refinanoe the first rtwrtyage
~ow encumbsring this property at any time deemed desirable b~r the MORTGAGEE herein. The pro-
ceeds of the said ~efinancirq ~all be applind against the unpaid balance due hereunder.
(6) The MORTGAGOR herein will be at the requeat of the MORTGAGEE herein ecknowledye, in writing,
the existence of this mortgaye and the amount still due thereon on s~stoppel form provided for this pur-
pose by the MORTGAGEE .
