(2) The MORTGAGOR herein shall pay witfiin 30 days of the due date all pertinent charges for fire and windstorm insurance, all ad valorem ciry and/or county texes, any special improvement assessments and any other special governmental auessments or charges. (3) If the MORTGAGOR herein do not make the payments on the 18t mortgage , the fire and windstorm insuranoe premiums and governmental taxes or special asseuments as they aome due, as well a: the pnyments called for in thia mortgage deed, then the MORTGAGEE herein can at it8 option make these paymenta, adding said payments made to the balanoe due hereunder. If any one or all of the aforesaid payments remain unpaid for a period of 7 days or more, then the MORTGAGEE can at its opYron, without fu~ther n~tioe declare the balanoe due under this mortgage due and payable in full at once and forthwith plaoe the matter in the hands of an attorney for collection or enfotoement.
