IN ADDITION TO THE COVENANTS HEREINAFTER SET OUT THE MORTGAGEE AND MORTGAGORS
f ~i COVENANT AND AGREE THAT:
~ (1) The MORTGAGOR herein shall make within 7 days of the due date, the payments called
~ for in the 18t & 2nd mortgage now encumbering this~ property, to the MORTGAGEE herein at
its off. ice or some other place as d8signated by the MORTGAGEE herein.
(2) The MORTGAGOR herein shall pay within 30 days of the due date all peMinent charges for fire and
windstorm insuronoe, all ad valorem ciry and/or oounty taxes, any special improvement asseuments and any
other special governmental assessmenis or charges.
(3) If the MORTGAGOR he~ein do not make the payments tin fhe 1Bt & 2lldmortgage B, the fire and
- windstorm insurance premiums and governmental taxes or special asseuments as they oorr~e due, as well as
the payments called for in this mortgage deed, then tfie MORTGAGEE herein can at it8
option make these payments, adding said payments made to the balanoe due hereunder. If any one or all of
the aforesaid payments remain unpaid for a period of 7 days or more, then the MORTGAGEE can at
option, without further notice declare the balance due under this mortgage due and pnyable in full at onoe
and forthwith plaoe the matter in the handa of an attorney for collection or enforoement. In this event all
aosts incurred will be chargeabte to the balanae due under this mo~tgage.
(4) The MORTGAGOR herein shail not further encumber this property exoept by obfaining WRITTEN per-
mission of the;~MORTGAGEE herein and any attempt to do so without this w~itten permiuion will bs null
and void.
The MORTGAGOR herein will at the request of the MORTGAC~EE herein, refinsnoe the first mortgsge
rww encumbering this property at any time deemed desirable by the MORTGAGEE herein. The pro-
ceeds of the said refinanciny shall be applied again:t the unpnid baiance due hereunder.
(6) The MORTGAGOR he~ein will be at the request of the MORTGAGEE herein ackrx+wled~e, in writing,
the existence of this mortgaye and the amount still due thereort on s~topp~l form provi_-d fot this pu~-
pose by the MORTGAGEE .
(n Failu~e on the ps~t of the MORTGAGOR b aomply with, perform, or ebide by any of the agraements,
stipulatiw~s, tonditions and oovenanh as set forth above in settions 1, 2, 3, 4, 5, 6, empowers the MORT-
GAGEE her~in, at his option, to declare the entiro bsla~oe due hsreunder, ro bs due snd psyabk at onu
without notia. Failure of the MORTGAGEE heroin, to exarcise thi: option at any time shall not aonstitute a
waiver of the ri~ht to exercise fhis option at some later time.
