AND the mortgagor covenants with the mortgagee that the mortgagor is ~ indefeasibly sei$ed of said land in fee simple; that the mortgagor has good right and lawful authority to convey said land as aforesaid; that the mortgagor will make such further assurances to perfect the fee simple title to said land in the mortgagee as may reasonably be required; that the mortgagor hereby . fully waRrants the title to said land and will defend the same against the law- ful claims of all persons whomsoever; and that said land is free and clear of all encumbrances except the technical lien of taxes for the year 1968 which are not yet due and payable. ' PROVIDED ALWAYS, that if said mortgagor shall pay unto said mort- gagee the certain promissory note, a copy of which more fully appears in the mortgage deed to which this is supplementary and being of record in O. R. - Book 173, page 1493, p~lic recotds of St. Lucie County, Florida, and sh~tll - perform, comply with and abide by each and every the agreements, stipulations, conditions and covenants of sai-d promissory note and of the mo rtgage to which this is supplementary as aforesaid, then the supplementary mortgage and the estate hereby created, shall cease, determine and be. null and void. l f AND mortgagor hereby covenants and agrees that all other covenants, terms and conditions more particularly set forth in said mortgage dated September 10, 1968, and of record in O. R. Book 173, page 1493 are, by reference, incorporated herein as if the same had been set forth verbatim.
