PARCEL l: From a concrete monument at the point of intersection of
the East right-of-way line of the Florida East Coast Railway Compan
and the South line of the Southeasterly 425 feet of the North-
westerly 725 feet of "CLEARVIEW" Subdivision, as per plat thereof
recorded in Plat Book 1, page 204, St. Lucie County, Florida, publi
records, run thence North 67°00' East, along the Southerly line of
said Southeasterly 425 feet, 555.9 feet; then~e North 24°02' West,
15 feet; thence North 67°00~ East, 197.25 feet to the point of
beginning of the lands herein described: From said point of
beginning continue North 67°00' East, 100.15 feet to the West line
of Indian River Drive; thence North 29°40' West, along the West lin
of Indian River Drive, 110.73 feet; thence South 67°00' West, 88.0
feet; thence South 23°21'S0" East, 109.98 feet to the point of
beginning; TOGETHER with an easement, in common with others, over
and across a 15 foot strip of land lying immediately South of and
adjacent to the above-described property;

the East right-of-way line of the Florida East Coast Railway Com-
pany and th~ South line of the Southeasterly 425 feet of the North-

recorded in Plat Book 1, page 204, St. Lucie County, Florida, pub-
lic records, run thence North 67°00' East, along the Southerly line
~ of said Southeasterly 425 feet, a distance of 885 feet to the East
line of Indian River Drive, being the point of beginning of the
lands herein described: thence North 29°40' East along the East
line of Indian River Drive, 125.85 feet; thence North 67°00' East
30.8 feet more or less to the waters of the Indian River; thence
Southeasterly meandering the waters of the Indian River to the poin
of intersection with a line bearing North 67°00' East from the poin
of beginning; thence South 67°00' West 36.8 feet more or less to th
point and place of beqinning, excepting therefrom the Southerly 15
feet thereof ineasured on the perpendicular.
SUBJECT TO easements and restrictions as set forth in Warranty Deed
recorded in Official Records Book 41, page 481, public records of
St. Lucie County, Florida.
This conveyance is made and accepted subject to a first mortgage
given by Ransor+q,R. Tilton and Mary Tilton, his wife, to First ;
~ National Bank of Stuart, dated July 23, 1962, filed for record July
25, 1962, and recorded in Official Records Book 41, page 483, etc.,
public records of St. Lucie County, Florida, upon which there ~3
remains unpaid the principal sum of 55,735.16, which said mortgage `
and the note secured thereby Grantee~ hereby assume and agree to
pay as a portion of the purchase price for said premises. ~
