(2) The MORTGACOR herein shall pay within 30 days of the due date all pertinent charges for fire and windstorm insurance, all ad valorem city and/or county taxes, any special improvement auetsments and any other sprtial governmental assessments or charges. (3) If the MORTGAGOR herein do not make the payments on the lit mortgage , the fire and windstorm insuronce premiums and governmental taxes or special assessments as they come due, as well as the payments called fo~ in this mortgage deed, then the MORTGAGEE herein can at 1t.i option make these payments, adding said payments made to the balanae due #~ereunder. If any one or all of the aforesaid payments remain unpnid for a period of 7 days or more, then the MORTGAGEE can at lt~ oQtion, without futther notice declare the balance due under this mo~tgage due and payable in full at once and forthwith place the matter in the hands of an attorney for oollection or enforcement. In this event all costs incurred will be chargeable to the balanoe due under this mortgage. (4) The MORTGAGOR herein shall not further encumber this property except by obtaining WRITTEN per- mission of the MORTGAGEE herein and any attempt to do so without this written permission will be ~ull ~ and void. 7he MORTGAGOR herein will at the request of the MORTGAGEE herein, refinance the first mortgage now encumbering this property at any time deemed desirable by the MORTGAGEE he~ein. The pra ceeds of the said refinancing shall be applied against the unpaid balanae due F~eunder. (6) The MORTGAGOR heroin will be at the request of the MORTGAGEE herein acknowledye, in writing, the exiatence of this mortgage and the amovnt still due thereon on a estoppel form provided foc this pur- pose by the MORTGAGEE . (n Failure on ths paN of the MORTGAGOR to oomply with, perform, or abide by any of the ag~eements, stipulations, conditions snd covenanh as set fo~th above in sections 1, 2, 3, 4, 5, 6, empowers the MORT- GAGEE herein, at his optio~, ro declare the entire balance dus i~ereunder, to be due and peyable at onos without notice. Failure of the MORTGAGEE herein, to exercise ihis option at any time shall not o~nstitute s waivar of the ri~ht to exercise this option at some later time.
