AND the Grantors hereby covenant with said Grantee that they are lawfully
seized of said Iand in fee simpZe; that they have qood right and lawful author-
ity to sell and convey said land; that they hereby fully warrant the title to
said land and-wil.l defend the same aqainst the lawful claims of all persons
whomsoever; and that said land is free of all encumbrances.
This conveyance is made subject to the following conditions and restrictions
which shall be construed as covenants real running with the land to wit:
