MORTGAGE AND NOTE MODIFICATION AGREEMENT
THIS MORTCAGE AND NOTE MODIFICATION AGREBMENT entered
into this /Z3 A.l~1 day of October, 1968, by and between GEORGE
JOYCE and RUTH A. JOYCE, his wife, and MILP'ORD S. PURCEL and
IDA COPLAN PURCEL, hereinafter referred to as "the Borrowers",
arid COUNTY NATIONAL BANK OF NORTH MIAMI BEACH, a National
Banking ~nstitution, herein~fter referred to as "the Mortgagee",
W I T N E S S E T H:
WH~REAS, on November 27, 1967, the Borrowers did borrow
from COUNTY NATIONAL BANK, a National Bankinq Institution, the
sum of Ninety Thousand Dollars ($90,000.00), evidenced by a
collateral note executed by all of the parties, and
_ j~HEREAS, as collateral for said note, MILFORD S. PURCEL and
IDA COPLAN PURCEL, his wife, did execute a mortgage, dated
'Zovember 27, 1967, recarded November 27, 1967, in Of~icial Records
:~ook 169, at Pages 882 thru 886, of the Public Records of
St. T,ucie County, on that property more fully described as:
- South 1Q0' of Mary Ann Subdivision, Plat Book 7
Page 37, St. Lucie County, Florida, except that
j part thereof deeded to Sun Rise Homes in Deec~
~ Book 130, Page 247 as follows: For point of
k beginning a concrete monument in southwest
corner ~+iary Ann Subdivision; from said p.o.b.
run easterly along south side Mary Ann Subdivision
~ 140.78 feet to a stake, thence with a back angle
of 81° 25' to the right, a distance of 198.73
feet to the south side pro.posed street, thence wester3.y
along south side proposed street 140.47 feet to a
pipe on east side Indian ~iver Drive, thence
southerly alonq east side of Indian River Drive
176.22 feet to p.o.b., together ~~ith the improvements
contained thereon;
and
W~!EREAS, there is a balance due under said note and mortgage
of Sixty Thousancl Dollars ($60,0p0.00), and ~
t~I~IF.REAS, by the terms of the said note and riortgage, the
I3orrowers paid, and are paying Three Thousand Seven Hundrec~ Fifty
Do7.2ars ($3,750.00) , plu'sp~ interest at the rate of seven (7~) per
cent per annum each and every month until the said mortgage
and note are paid in full, and
