THIS WIARRANTY DEBD, made the day of , 1968,
by and between KAItICK A. PRICB and BARBARA PRICS, his wife, JOYCE H. GRAY
and JOHN B. GRAY- her husband, MARJ~RTE H. PRICE, an_unremarried widow,
H. C. HITCN, JR.~and LAIA M. HITCH, his wife, CHRISTINB W. AITCH, an
unremarried widow, individually, and as F~ecutrix o£ the Estate of Henry
C. Hitch, deceased, H. C. HITCH,-JR., JOYCE H. GRAY, MARJORIE H. PRICE and
KARICK A. PRICE, as Trustees of the Henry C. Hitch Florida Trust, and
H. C. NITCH, JR., JOYCE H. GRAY, and MARJORIB H. PRICB, as Trustees of the
Henry C. Hitch Residuarq ZYust, hereina£ter called the "Grantors", and

WITNESSETN: Th,at the Grantors, for and in consideration of
the sum of $10.00 and other valuable considerations, receipt whereof 3s
hereby acknowledged, hereby grant, bargain, sell, alien, remise, release, j
convey and confirm unto the Grantee, all that certain land situate in
St. Lucie County, Florida, to wit:
The SW~, Section 13; the SW~, Section 14, all in
Township 36 South, Range 38 East; the SW~, Section 18,
Township 36 South, Ra~ge 39 East, all in St. Lucie
County, Florida, containing approximately 480 acres,
~ more or less, TOGET'HER WITH that certain personal pro-
perty listed on the attached Schedule "A" marked "PRICE
~ GROVES", and Z~OGEZHER WITH all irrigation equipment
located on said propertp as listed on the attached
~ ' Schedule "A" marked "P'RICE C,ROVES", and TOGETEIER WITH
~ all citrus fruit on the trees located on the above
~ described property as of the date of this deed.

Sub~ ect to restrictions and easements of record.
Subj ect to taxes for 1968.
Subject to that certain mortgage held by Connecticut
General Life Insurance Company dated December 16, 1963,
in the original amount of $1,000,000.00, recorded in
Official Records Book 78, page 256, Public Records of
St. Lucie County, Florida, with a present principal
balance in the amount of $747,000.00.
~ TOGETHER WITH all the tenements, hereditaments, and appur-
tenances thereto belonging or in anq wise appertaining. ~
TO HAVE AND TO HOLD the same in fee simple forever.
AND the Grantors hereby covenant with said Grantee that
the Grantors are lawfully seized of said land in fee simple; that the
Grantors have good right and lawful authority to sell and convey said
land; that the Grantors hereby fully warrant the title to said land and
will defend the same against the lawful claims of all persons whom-
