Mortgagees, by the acceptance hereof, agree ~at so long as the pro-
miasory note secured hereby is nat in default for payment of principal
or interest, the mortgagor, and its successors in title, shall be en-
titled ta partial releasea from the lien and operation hereof of strips
of land eutending from West to East in parcels having not less than
75 foot frontage on U. S. Highway No. 1 on the basis of one (i) front
foot for eaeh ~75.00 of principal retirement. The first parcel to be
released ahall measure from the North line of Mortgaged premises,
and each subsequent release shall be contiguous to the next precedi.ng
' parcel released.
