The West.35 feet of the East 400 feet (as measured
at right angles to the West right-of-way line of South
Fourth Street, State Road No. 5) of the South 305 feet
(as measured at right angles to and from the South
line of the hereinafter mentioned Section 15) of that
portion of the SE~ of the SW,'~, of Section 15, Township
35 South, Range 40 East, in St. Lucie County, Florida,
lying West of the said South Fourth Street, State Road
No. 5, LESS AND EXCEPT the Southerly 130 feet
thereof, being ttie right-of-way for Virginia Avenue
(Sunshine State Parkway Access Road).
for use solely as a means of egress for vehicular traffic from
the first parties' premises hereinabove specifically excepted
from this conveyance.
TOGETHER wit~ all tenements, hereditaments and appurtenances, with
every privilege, right, title, interest, reversion, remainder and easement
thereunto belonging, or in any wise appertaining: TO AAVE AND TO HOLD
the same in fee simple forever.
AND the said party of the first part for itself and for its successors and
assigns warrants the above described and hereby granted and released premises
and every part and parcel thereof with the appurtenances, unto the party of the
second part, its successors and assigns, against the said party of the first part,
its successors and assigns, and against all and every person or persons whom-
soever lawfully claiming or to claim the same, by, through and under the
