~with like power, the Mortgagor hereby ratifying and confirming
all that its said attorney or auch subatitute or $ubatitutea
ahall lawful•ly do by~ virtue hereof . Nevertheless, the Mortgagor,
if $o requeated by the Mortgagee,.shall ratify and confirm any
auch eale or sales by executing and delivering to the Mortgagee
or to auch purchaser or purchaaer$ all such instrumenta e~ may be
edvieable, in the ~udgment of the Mortgagee, For th~ purpoae, and

under or by virtue of this Article II, whether ~ade under the power
of eale herein granted or~under or by virtue of ~udicial proceed-

perpetual bar both at law and in equity againat the Mortgagor and
againat any and all persona clsiming or who may claim the same, or
any part.thereof from, through or under the Mortgagor. .
(c) In the event of any sale made undcr or by virtue of
this Article ZI (whether made under the power o~ eele herein
granted or under or by virtue of ~udicial proceedings or of a
~udgment or decree of forecloaure and sale), the entire principal
oP, and interest on, the Note, if not previously due and payable,
and all other suma required to be paid by the Mortg~gor pursuant
to thie Mortgage, immediately thereupon ahall, anything in the
` Note or in this Mortgage to the contrary notwithstanding, become
due and payable.
