and acquire the Mortgaged Property or any part thereof and in
lieu oP paying caeh therefor may make eettlement for the pur-
chaae price by crediting upon the indebtedneae of the Mortgagor
aecured by thia Mortgage the net aalee price after deducting
therefrom the expenaea of the eale and the coete of the action
