SBCTION 2.03. (a~ In case an Svent of IIefault
described in clause (a) of 3ection~2.01 ehall hsve h~ppened
and be continuing~ then, upon ~rltten demand of the lfortgagee,
the l~ortgagor xill pay to the Mortgagee the whnle amount xhich
then shsll h~ave become due and p~ble on the~ l~ote, for prin-
cipal or interest or both, ss the case may be, and after the
hsppening of said Bvent o~ Default Mill slso p~ to the ~rt-
gsgee intereat at the Involuntary Rate,on the then unpsid
principal of the Note, and the sums required to be paid by the
M,ortgagor pursuant to a~y provision oY this l~rtgage, and in
addition thereto such ~'urther amount as shall be sutficient to
cover the costB and expenses of collection, including reason-
able comperssstion to the M+ortgagee, its agents, and counsel and

the M~ortgagor shall fail forth~ith to pay such amou~ts upon such
demand, the Mortgagee shall be entitled and empowered to inati-
tute such action or proceedings at law or in equity as may be ;

advised by ita covnsel for the collection of the sums so due ;
and unpaid, and may prosecute an`y such action or proceeding to ~

final decree againat the Mortgagor arid collect, out of the prop-
erty of the Mortgsgor wherever situated, as xell as out of the
~+~ortgaged Property, in ar~y mariner provided by lax, moneyB ad-
~udged or decreed to be payable.
(b) The Mortgagee sha~'_ be er~titled to recover
~udgment as af'oressid either before or after or during the
pendency of aay proceedings for the enforcemerit of the provi-
sions of thia Mortgage; and the right of the t~ortgsgee to
recover such ~udg~nent shsll not be e?fPected by ar~y e~try or
sale hereunder, or by the exercise of an~y other right, po~rer or
remedy for the enforcement of the provisions o! thie lfortgage,
