wise appertaining. ~

gas and mineral lease dated August 26, 1953, and recorded in Deed Book 186, at page 49 of the public
recorda of St. Lucie County, Florida. In the event oil or other minerals are ever found under aforesaid
property, all royalties will belong to grantee.

{ the grantor hereby covenanta with said grantee that it is lawfully seized of said land in fee

~ simple; that it has good right and lawful authority to sell and convey said land; that it hereby fully war-
ranta the title to said land and will defend the same against the lawful claims of all persona whomso-
~ ever; and that said land ia free of all encumbrances.
This conveyance ia made subject to tae following conditiona and restrictions which shall be constru- ~
ed as covenants real running with the land to wit:
Subject to existi~g easements, if anq and to easements shown on subdivision plat.
1. No building other than one private dwelling and garage (carporte) shall be erected on this lot.
The dwelling shall have an inside livable floor area of at least 600 square feet and the garage (car-
porte) at least 180 aquare feet and shall be located at least 30 feet from street or back line, 26 feet from
side street lines and 10 feet inside lines of such lot. In case of single ownership of mor.e than one lot,
this covenant shall apply to the parcel owned as a whole. A duplex or guesthouse may not be erected ex-
cept with expresa written approval of Grantor.
2. No dwelling may be erected on a tand area of less than 9,000 square feet.
3. All plana, including plot plans, elevationa and lences must be first approved by Grantor or an
Association of Property Owners when formed and such construction when started must be completed ;

4. No outside toilet facilities will be permitted and septic tanks must be erected and maintained in
a manner as prescribed by the St. Lucie County Board of Health. No drainage may be located within 26 ~
feet of an adjoining lot, 50 feet of a waterfront.lot, or b0 feet of any well.
6. No tent, trailer, or any temporary type of structare shall be used as a residence~ and the lot
shall not be used for storing~ny materials except construction in progreas.
6. No fence~ wall, hedge, trees or shrubs which obstruct vision between 2 and 6 feet above road-
ways will be permitted on any corner lot. And any fence, hedge or ahrubbery on a waterfront site that
is within 30 feet of the water line can not exceed three feet in height.
No activity will be permitted which ia a nuisance or annoyance to the neighborhood. Household
pets sre permitted if not maintained for any commercial purpose.
8. No sign can be displayed except one prnfesaional sign or a"Sale" or "Kent" sign of not more
than one square foot.
