(2) ThL MDRTGAGOR herein shall pay within 30 days of the due date all pertinent charges for fire and windstorm insurance, all ad valorem city and/or county taxes, any specia) improvement assessments and any other special governmental assessments or charges. (3) If the MORTGAGOR herein do not make the payments on the ],ST mo~tgage , the fire and windstorm insurance premiums and governmenta) taxes or special assessments as they come due, as well as the payments called for in this mortgage deed, then the MORTGAGEE herein can at j T$ option make these payments, adding said payments made to the balance due hereunder. If any one or all of the aforesaid pay~nents remain unpaid for a period of 7 days or more, then the MORTGAGEE can at j'~'$ option, without further notice declare the balance due under this mortgage due and payable in full at once and fortfiwith place the matter in the hands of an attorney for collection or enforcement. In this event all costs incurred will be chargeable to the balance due under this mo~tgage. (4) The MORTGAGOR herein shall not further encumber this property except by obtaining WRITTEN per- mission of the MORTGAGEE herein and any attempt to do so without this written pe~mission will be null and void. (5) The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinance the first mortgage now encumbering this property at any time deemed desirable by the MORTGAGEE herein. The pro- ceeds of the said refinancing~shall be applied against the unpaid balance due hereunder. (b) The MQRTGAGOR herein will be at the request of the MORTGAGEE herein acknowledge, in writing, the existence of this morigage and the amount still due thereon on a estoppe) form provided for this pur- pose by the MORYGAGEE . (n Failure on the part of the MORTGAGOR to compty with, perform, or abide by any of the agreements, stipulations, conditions and covenants as set forth above in sections 1, 2, 3, 4, 5, 6, empowers the MORT- GAGEE herein, at his option, to declare the entire balance due hereunder, to be due and payable at once without notice. Failure of the MORTGAGEE herein, to exercise this option at any time shall not constitute a waiver of the right to exercise this option at some (ater time. (S) The MORTGAGOR further agree that this mortgage constitutes the entire contrad between the par- ties hereto, thai they have read the provisions of this mortgage and the note it secures and that they are aware of their right to have their own attorney examine said mortgage together with the said note it secures and advise them as to it.
