The Mortgagee, with or~without.entry, pereonally or by ite agente or attorney~, ineofar ae applieable, ~ay: (1) aell the Mortgaged Property to the extent permitte~ and pureuant t~ the proeedurea provided by , law,.i~d all eetate, right, title and intereet;.~claim ` and demand therein, and right oP redemption thereof, at one or more ealee ae an entity or in parcele, and at $uch time snd place upon aueh terma and after such notice _ thereoP as may be required or permitted by law; or ~ - _ (2),~ inatitute proceedinga for the complete or -partial forecloaure of thie Mortgage; or (3) take auch step~ to protect and enforce its rights whether by action, suit or proceeding in.equity or at law for the epecific performa~nce of any covenant, condition or agreement in the Note or in thie. SECTION 2.02. (a) The Mortgagee may ad~ourn Prom time to tlme any 8ale by it to be made under or by virtue of thie Mortgage by.annQuncement at the time and place apgointed for auch aale or for auch ad~ourn~d eale or aales; and, except aa otheraiae provided by a~ny applicable proviaion of law, the Mortgagee, without further notice or publication, may make such eale at the time and place to which the aame shall be so ad~ourned. . (b) Upon the completion of any aale or ealee made by the Mortgagee under or by virtue oP thie Article II, the Mortgagee, or an oPficer of any court empowered to do eo, ahall eaecute and deliver to the accepted purchaeer or purchseera a good and auffi- cient inatrument, or good and eufficient inatruments, conveying, ~eeigning and traneferring all eatate, right, tltle and intereet ~ in and to the property and righte aold.
