ahall lawPul•ly do bq virtue hereof. Nevertheleae, the Mortgagor,
if so requeated by the Mortgagee, ahall retify and confirm any
auch eale or e~les by executing and deliveY=~ng to the Mortgagee
or to such purchaeer or purchaser$ all such instrument~ ae may be
advieable, in the ~udgment of the Mortgagee, for th~ purpose, and

under or by virtue of this Article II, whether made under the power
of sale herein granted or~under or by virtue of ~udicial proceed-
inga or of a~udgment or decree of foreclosure and sa1e, shall
~ operate to diveat all the estate, right, title, interest, claim
I and demand whatsoever, whether at law or in equity, of the Mort-

gagor in and to the proparties and rights so aold, and shall be a
perpetual bar both at law and in equity againat the Mortgagor and
egainat any and all perao~e claiming or who may claim the eame, or
any part.thereof from, through or under the Mortgagor. .
(c) In the event of anq sale made under or by virtue of
this Article II (whether made under the power oP eale herein
granted or under or by virtue oP ~udicial proceedinga or of a
~udgment or decree of foreclosure and eale}, the entire principal
of, and intereat on, the Note, if not previously due~and payable,
and all other euma required to be paid by the Mortgsgor purauant
to thia Mortgage, immediately thereupon shall, anything in the
Note or in thie Mortgage to the contrary not~rithatending, become
due and psyable. ~
