SSCTI01~ 2.03. (a) In csse an Svent of' IIefault
described in clause (a) of 3ection 2.01 ahall hsve h~ppened

principal of the I~ote, and the sums required to be paid by the
Mortge~gor pursuant to a~q provision of this Kortgage, and in
addition thereto such further amount as slull be sufficient to
cover the coats and expenses of callection, including reason-
able camnper~sation to the Mortgsgee, its agenta, and counsel a,nd
aay expenses incurred by the Mortgagee hereunder. In the event
the I~ortgagor sh~ll fe~il forthMith to payr such amouata upon such

~ demand, the Mortgagee shall be entitled and empowered to insti-

` tute such sction or proceedings at l~w or in equity as may be

sdvised by its counael for the collection of the sums so due
and unpaid, and may prosecute aqq such action or proceediag to
~ud@nent or final decree, and msy enforce ar~y auch ~udgment or
final decree against the l~iortgagor and collect, out of the prop-
erty o~ the M~ortgagor ~rherever situated, as xe31 ss out o~ the
l~tprtgaged Property, in ar~y msnner provided by lax, moneys ad-

(b ) The lYffortgagee ehall be er~titled to recover =

~udsnent aa aPoresaid either before or after or during the
pendency of a~y proceediags for the enforcemerrt oP the provi-
sior~s of thie liortgage; and the right of the l+~ortgagee to
recover such ~udg~nent 8hall not be affected by ar~y entry or
aale hereunder, or by the eaercis e of ~uc~yr other right, po~rer or
