or the foreclosure of the lien hereo~; and in the event of a
sale of the M~ortgaged Property, and of the ~pplication of the
proceeds of sale, ae in this Mortgage provided, to the p~,yment
of the debt hereby secured, the Mortgagee aha11 be entitled to
enforce pa~yment of, and to receive all amovnts then remaining
due and unpaid upon, the 1~ote, a~rid to enforce pe~qme~t of sll
other chargea, p~yments and coats due tmder this Mortgage, and
ahall be entitled to recover ~udgment for ar~ portion of the
debt remaining unpaid, with intereat. In case of proceedirsgs
agaizist the Mortgagor in insolvency or b~kr~tcy or sr~y pro-
ceedinga for its reorganization or involving the liqaidation
of its assets, then the Nortgagee ahall be entitled to prove .
the whole amount of principal and iraterest due upon the No~e to
~ the fi:l.l. amount thereof, and all other payme~ats, chsrges and
casta dua under this Mortgage, ~rithout deducting therefrom aray
procea3s obtai~ed from the sal~ of the whole or ar.~r part o~-the
Ii Premises, provided, however, that in no ~ase sh~,I1 the Mortgagee
re~~ive s greater amount than such princi~ssl and i~aterest arad
such otY~~r ~aymerats, charges and costs from the aggregate amov~t
of the proceeds of the sale of the M~rtgaged Property a~d the
distribution from the estate of the I~ortgagor. ~
(c) No recovery oP ar~y ~ud~ne~2t by the Mortgagee ~t:~~i
no levy of an eaecution under ar~y ~ud~ment upon- the Mertgag~d
property or upon a~y other property of the Mortgagor shall
affect in ~y manner or to any extent, the lien of thia Mort- ~

gage upon the M~ortgaged Property or euc~y p~rt thereof, or a~y

liens, rights, poxers or remedies of the l~ortgagee hereu-~
~er,
but such liens, rights, poxers and remedies of the i+~rtgagee
ahsll continue unimpaired aa before.
(d) A~y moneya thus collected by the l~brtgagee u.~der
~:.:.s Section 2.03 shsll be applied by the liQrtgagee in accord-
ance xith the provisione of paragraph (d) of 3ection 2.02,
