whole sum remaining from time to time due and unpaid. $ach and
every payment shall first be applied on payment of the interest
and then on the unpaid balance of the p=incipal sum. If~default
is made in the payment of any installment when due, then at the
option of the Party of the First Part, and without any other notice,
all the remaining installments shall be due and payable at once.
Privilege is given to pay two or more installments at any installment
date but this shall not extend the time of maturity of any sub-
sequent installment. Neither forbearance nor acceptance by the
Party of the First Part hereof, after any default in any payment
hereon, shall be deemed extension. Parties of the Second Part are
given the right and privilege of paying all of the balance due under

this Agreement at any ~ime without penalty. `
AND the Parties of the Second Part, for themselves and their
heiss, legal representatives and assigns, hereby covenant and agree
with the Party of the First Part:
; l. To pay all taxes, assessments or impositions that may

be legally levied or imposed upon said land subsequent to December
2, 1968, and to keep the building upon said premises insured in some
company satisfactory to the Party of the First Part, and payable for `
the parties respectively as their interest may appear in a sum not
less than Five Thousand Dollars ($5,000.00) during the term of this
Agree.nnent .
2. To keep all and singular the premises and any
building located thereon in good repais and not to suffer or permit
any mechanic's liens or other liens for w~r~C, labor, s~rvices or
materials to attach~ to said premises or to any buildinq or
improvement constructed thereon.
