THIS WA~FtRANTY DEED, made the 26th day of November, A. D.
1968, by HENRY LaCHANCE, JR. and SUZANNE LaCHANCE, his wife,
hereinafter called the grantor, to OMER LeCOMTE and ESTELLE
LeCOMTE, his wife, whose postoffice address is: R. R. #3,
Drumm~nd~~ille, Quebec, Canada, hereinafter called the grantee: `

WITNESSETH: That the grantor, for and in consideration of
the sum of $10.00 and other valuable considerations, receipt of ;

aliens, remises, releases, conveys and confirms unto the grantee,
all that certain land situate in St. Lucie County, Florida, to ~

tance of 337.6 feet; thence turn and run Northerly,
parallel with the West right of way line of said U.
S. Highway #1, a distance of 123 feet, more or less, to
the Northwestertunost corner of the property described
- in Deed to Henry LaChance, Jr. described in Deed Book
157, page 260, public records of St. Lucie County, Florida;
thence turn and run Easterly, to point of beginning.

TOGETHER, with all the tenements, hereditaments and appur-
tenances thereto belonging or in anywise appertaining.

TO HAVE AND TO HOLD, the same in fee simple forever.
AND the grantor hereby covenants with said grantee that ;
~ the grantor is lawfully seized of said land in fee simple;
that the grantor has good right and lawful authority to sell
and convey said land; that the grantor hereby fully warrants :
the title to said land and will defend the same against the ~
lawful claims of all persons whomsoever; and that said land
is free of all encumbrances, except taxes accruing subsequent
to December 31, 1968.
