togeeher with a 3/20ths interest in the pumping station located on
the land heretofore described at the intersection of Orange Avenue
and the 80-foot road easement, as above described; together with
a 1/3rd interast in the pumping station which is located on the
West 30 feet of the South 1,000 feet of the North 3,600 feet of
the West ll4 of Section 5(the Grantors do hereby reserve a 2/3rds
inte~est in said pumping station even though the same is a part of
the property being conveyed to this Grantee and that the Grantors
reserve the right to convey interest in this pumping station to
other ad3oining owners in the South 3,000 feet of the North 4,689
feet of said West 1/4 of Section 5, as above described); the afore-
said easements consisting of ditches, dikes, canals and pumping i
stations, are for the purpose of drainage, irrigation and water con-
servation purposes, and all of said easements lying in Township 35
South, Range 38 East, St. Lucie County, Florida, it being the in-
tention of the Grantors to set up a 30-foot co~mnon easement along
the West Section line of Sections 5 and 8, as above described, and
along the property adjoining Orange Avenue, to be used by the prop-
erty owners of property in the West 1/4 of Section 5(excepting the
North 1,689 feet thereof) and the West 1/4 of Section 8 lying North
of Orange Avenue, on a cam~an and joint basis, excepting the pumping
station located on the West 30 feet of the South 1,000 feet of the
North.3,600 feet of the West 1/4 of Section 5, which pumping station
shall be used only for the overhead irrigation system and drainage
and irrigation of lands in the South 3,000 feet of the North 4,689
feet of the West 1/4 of Section 5, as above described, and that the
Grantee shall have access to all-p~ping stations described herein
and will be responsible to pay a prorata share of the operation and
maintenance of said pumping stations, drainage and irrigation canals
and dikes. The Grantors reserve the right to grant similar easements ;
to other parties.
There is a common and 3oint drainage and irrigation ditch o~ the
North line of the above described property and the Grantors hereby
grant to the Grantees the 3oint and com~on use of it and the Grantors
owning the property"lying immediatelq North thereof, reserve the
! 3oint and commnon use of said ditch. T'here is a common and 3oint
~ drainage and irrigation ditch on the South line of the above de-
~ scribed property and the Grantors hereby grant to the Grantee the ,
~ right to the 3oint and coamnon use of said ditch and the Grantors {
~ reserve the right for the property immediately South of said ditch i
~ to the right of use of said 3oint and co~on drainage and irriga-
tion ditch.
T'his conveyance is sub3ect to a reservation unto the Grantors, their
heirs and assigns, for an easement over any portion of the above de-
scribed property lying within the West 30 feet of the West 1/4 of
Section 5(excepting, however, the North 1,689 feet thereof), Town-
ship 35 South, Range 38 East, for the purpose of drainage, irriga- ~
tion~and water conservation purposes.
Sub3ect to all easements, restrictions, reservations, dedications
and rights-of-way of record. Sub3ect to zoning of St. Lucie County,
~ Florida.
Together with an easement over the East 40 feet of the West 1/4 of
Section 8 lying North of State Road 68 (Orange Avenue Extension);
and over the East 40 feet of the West 1/4 (less the North 1,616 feet
thereof) of Section 5, all lqing in Township 35 South, Range 38 East,
St. Lucie County, Florida, for general road purposes in accordance
with those easements recorded in Deed Book 255, page 658, and in Of-
ficial Record Book 39, page 333, public records of St. Lucie County,
Florida; with the grantors reser~ving right to themselves, their heirs
and assigns, to the free and uninterrupted use of said road for all
general road purposes, as set forth in the above deeds. i
