The Mortgagor warranta that it has a good and marketable title to an indefeasible fee eatate in the Premisea anbject to no lien, charge or encnmbrance eacept sach as are listed as eaceptions to title in the title policy insnring tLe lien of tlua Mortgage; that it will own the Chattela free and clear of liens and claims; and that tLis Mortgage is and will remai.n a valid and enforceable first lien on the Mortgaged Property snbject only to the egceptions referred to above. The Mortgagor has fnll power and lawfnl anthority to mortgage the ~ Mortgaged Property in the manner and form herein done or intended hereafter to be done.
