without limitation, proceeds of insnrance and condemnation
awards; and
(v) all leases of the Premises now or hereafter entered into
and all right, title and interest of the Mortgagor therennder, in-
clnding, withont limitation, cash or secnrities deposited thereunder
to secnre performance by the lessees of their obligations there-
under, whether snch cash or securities are to be held nntil the
ezpiration of the terms of such leasea or applied to one or more
of the instalments of rent coming dne immediately prior to the
eapiration of snch terma, inclnding, fnrther, the rigLt npon the
bappening of an Event of Defanlt, to receive and collect the rents
therennder.

! The Mortgagor covenants and agrees as followa :

8~ox 1.01. The Mortgagor warranta that it has a good and
marketable title to an indefeasible fee eatate in the Premisea anbject to
no lien, charge or encnmbrance eacept sach as are listed as eaceptions
to title in the title policy insnring tLe lien of tlua Mortgage; that it will
own the Chattela free and clear of liens and claims; and that tLis
Mortgage is and will remai.n a valid and enforceable first lien on the
Mortgaged Property snbject only to the egceptions referred to above.
The Mortgagor has fnll power and lawfnl anthority to mortgage the
~ Mortgaged Property in the manner and form herein done or intended
hereafter to be done. The Mortgagor will preserve anch title, and
will forever warrant and defend the same to tbe Mortgagee and will
forever warrant and defend the validity and priority of the lien hereof
against the claima of all persona and parties wbomsoever.
