8$c~ox 1.05. The Mortgagor, if a corporation, will, so long as
it is owner of tLe Mortgaged Property, do all things necesssry to pre-
serve and keep in fnll force and effect its ezistence, franehises, rights
and privileges as a bnsiness or stock corporation nnder tlie lawa of
~ the state of its incorporation and will comply with all regnlations,
rules, ordinances, statntes, orders and deerees of any governmental
anthority or court applicable to the Mortgagor or to the Mortgaged
Property or any part thereof. _
S$criox 1.06. All right, title and intereat of the Mortgagor in and
to all eztensions, improvements, betterments, renewals, snbstitntes and
replacements of, and alI adclitions and appnrtenancea to, the Mort-
gaged Property, hereafter soqnired by, or released to, the Mortgagor
or constrncted, assembled or placed by the Mortgagor on the Premisea,
and all conversions of the secnrity constitnted thereby, immediately
npon snch acqnisition, release, constrnetion, assembling, placement or
conversion, as the case may be, and i.n each snch case, withont any
i fnrther mortgage, conveyance, assignment or other act by the Mort-

~ gagor, shall become snbjeet to the lien of this Mortgage as fnlly and
completely, and with the same effect, as though now owned by the
~ Mortgagror and specifically described in the granting clanse hereof,
~ bnt at any and all times the Mortgagor will ezecute and deliver to the
~ Mortgagee any and all snch further assnrances, mortgages, convey-
ances or asaignments thereof as the Mortgagee may reasonably reqnire
for the pnrpose of ezpressly and specifically snbjecting the same to
the lien of this Mortgage.
$s~ox 1.07. (a) The Mortgagor, from time to ti.me when the
~ same shall become dne, and, daring the Constrnetion Period as soon aa
the same become liena whether or not then due and payable, will pap
and discharge all tazes of every kind and natnre (inclnding real and
~ peraonal property tazes and income, franchise, withholding, profita
and gross receipta taaes), all general and apecial asaesaments, levies,
permits, inspeetion and licenae fees, all water and aewer rents and
eLarges, and all other pnblic charges wbether of a li~e or different
natnre, imposed npon or aasessed againat it or the Mortgaged Property
or a~y part thereof or npon the revennes, rents, iasnes, income and
