pro$ts of the Mortgaged Property or arising in respect of the occu-
pancy, use or possession thereof. The Mortgagor will, upon the re-
qnest of the ~rfortgagee, deliver to the Mortgagee receipts evidencing
the payment of all snch tagea, assessments, levies, fees, rents and other
pnblic charges imposed npon or assessed against it or the Mortgaged -
Property or the revenues, rents, iasnes, income or profits thereof.
The ~ortgagee may, at ita option, to be egercised by tlurty (30)
days' written notice to the Mortgagor, reqnire the deposit by the Mort-
gagor, at the time of each payment of an instalment of interest or prin-
cipal nnder the Note, of an additional amonnt sn~cient to discharge
the obligationa nnder this snbaection (a) when they become dne. The
determination of the amount so payable and of the fractional part
thereof to be depoaited with the Mortgagee, so that the aggregate of
sneh deposit shall be suffieient for this pnrpose, shall be made by the
Mortgagee in its sole discretion. Snch amonnts shall be held by the
j Mortgagee withont interest and applied to the payment of the obliga-
I tions in respect to which anch amonnts were deposited or, at the option
of the Mortgagee, to the payment of said obligationa in snch order or
~ priority as the Mortgagee shall determine, on or before the'respective
~ datea on which the same or any of them would become delinqnent. If
one month prior to the dne date of any of the aforementioned obliga-
tions the amounts then on deposit therefor ahall be i.nan~cient for the
payment of such obligation in fnil, the Mortgagor within ten (10) days
after demand shall deposit the amonnt of the deficiency with the Mort-
gagee. rTothing herein contained shall be deemed to a$ect any right
or remedy of the Mortgagee nnder any provisions of this ~iortgage
or of any statnte or rnle of law to pay anp snch amonnt and to add
the amonnt so paid together with intereat at the legal rate to the
indebtedness hereby secnred.
(b) The Mortgagor will pay, from time to time when the same
shall become dne, all lawful claims and demands of inechanics, material- '
men, laborers, and othera w:ich, if nnpaid, might reanlt in, or permit
the creation of, a lien on the Mortgaged Property or any part thereof,
or on the revennes, rents, isanea, income and proSts ariaing therefrom
and_ in general will do or cause to be done everything necessary so
` that tLe lien hereof shall oc rnlly preserved, at the cost of the Mort-
gagor, without ezpense to the ~iortgagee.
