(b) The biortgagor shall not take ont separate insnrance con-
cnrrent in form or contribnting in the event of loss with that reqnired
to be maintained nnder this Section 1.09, nnlesa the Mortgagee is in- '
clnded thereon as a named insured with loss payable to the Mortgagee
nnder a atandard mortgage endorsement of the character above de- ,
scribed. The Mortgagor shall immediately notify the Mortgagee
whenever any snch separate insurance is taken ont and shall promptly
deliver to the Mortgagee the policy or policies of snch insnrance.
Ssc~ox 1.10. If the Mortgagor sLall fail to perform any of tLe
covenants contained in Section 1.01, 1.03, 1.07, 1.08, 1.09, 1.12 or 1.15,
the biortgag~ee may make advances to perform the same in its behalf,
and all snms so advanced shall be a lien npon the Mortgaged Property
and shall be secnred hereby. The Mortgagor will repay on demand
all suma so advanced on its behalf with interest at the Involnntary
R.ate. The provisions of this Section 1.10 shall not prevent any
! defanlt in the observance of any covenant contained in said Section
~ 1.01, 1.03, 1.07, 1.08, 1.09, 1.12 or 1.15 from constitnting an Event of
~ Defaul~
S$criox 1.11. (a) The Mortgagor will keep adeqnate records and
~ books of acconnt in accordance with generally accepted acconnting
principles and a ill permit the Mortgagee, by ita agents, acconntanta
~ and attorneys, to visit and inspect the Premises and egamine ite
records and books of acconnt and to ;~iiscnsa ita affaira, financea and
acconnta with the officers of the Ddortgagor, at snch reasonable times
as may be reqnested by the Mortgagee.
(b) The Mortgagor and the GFnarantor, if any, will deliver to the
Mortgagee with reasonable promptnese after the close of their respe~
tive fiscal years a balance sheet and statcment of profit and losa setting
forth in each case, in comparative form, Sgnrea for the preceding year
~ and, dnring the Conatrnction Period, shall deliver snch statements for ~
~ each qnarter of their respective Sscal yeara withont, however, aetting
forth comparative Sgares. Thronghont the term of this Mortgage, the .
Mortgagor, and (~narantor, if any, with reasonable promptnesa, will
deliver to the Mortgagee anch other information with respect to the
Mortgagor or (}narantor, if any, ea the Mortgagee may reasonably
